The Opportunity:
Reporting to the Director, Real Estate Programs, the Real Estate Analyst is a vital member of the Global Real Estate organization at OpenText. The successful candidate will work alongside other team members to assist with various aspects of managing the 60+ company real estate agreements.
What you will do:
- Abstracting, summarizing, and capturing of key provisions, financial information, and other relevant data within the company’s portfolio of leases and other ancillary real estate documentation
- Regular updating of lease information within the company’s real estate management system ensuring information is integral and accurate at all times for monthly management reports, critical dates management and strategic planning
- Responsible for verification of financial information and other key provisions to help ensure terms and conditions of leases are being complied with
- Verify and validate rental, op. costs & utility invoices; liaise with landlords, property managers, subtenants, regional facility managers A/R and A/P to ensure rent & related amounts paid are correct and processed timely
- Collecting real estate costs, market analysis, and property options through brokers and other third-party suppliers to compile and distribute various reports
- Review, interpret and complete financial cost analysis of lease terms from market surveys, proposals, and letters of intent. Lease terms include base rent; rent escalators; rent abatements; operating expenses; common area maintenance charges; utilities; real property taxes; tenant improvement costs; etc.
- Regular/ timely updating of real estate portfolio management, financial & occupancy metrics reports
- Assist with internal and external audit requests
- Create, manage, and maintain various portfolio reports/summaries. This includes the preparation of regular monthly/quarterly dashboards or reports on the progress and status of real estate transactions
- Assist with Facilities budgeting process, including a budget, rent expense reconciliations and related reporting
- Work with Procurement to oversee real estate services vendors incl. taking ownership of the PO process, setting up new vendors/ customers, and ensuring timely and accurate processing.
- Provide support as required with presentations, ad-hoc reporting, M&A, and other strategic projects/ tasks on an as-needed basis.
- Take part in monthly/quarterly real estate/ facilities update calls & generally support the real estate department on special projects and assignments, as necessary
What it takes:
- A Bachelor’s degree or College diploma in Business is preferred
- Detail-oriented, self-starter, possess a ‘can do’ work attitude and a team player
- Lease abstracting skills (experience with international leases an asset)
- Good time management and organizational skills
- Experience with financial analysis
- Ability to work with little supervision and to seek help when needed
- Resourceful, willing to look for creative solutions
- Ability to work collaboratively and build strong internal/ external relationships
- Excellent written and oral communication skills
- Extensive experience and proficiency with Microsoft Office products (Excel, PowerPoint)
- Degree in real estate, finance, or business preferred
