YOUR IMPACT
As the Senior Director of Real Estate Programs at OpenText, you'll play a pivotal role in shaping our workplace strategy and ensuring alignment with organizational goals. Reporting to the VP of Workplace Services, you'll lead a team and collaborate across functions to manage real estate transactions, optimize portfolios, and drive strategic initiatives.

 

WHAT THE ROLE OFFERS
•  Lead real estate transactions and negotiations across the Americas region, ensuring optimal terms within budget and timelines.
•  Identify opportunities for portfolio rationalization, cost savings, and investment to support overall organizational objectives.
•  Oversee global lease administration, cost management, planning, and reporting, ensuring compliance and alignment with business requirements.
•  Act as the lead contact for M&A due diligence and integration activities related to real estate and facilities, liaising with cross-functional teams.
•  Implement industry best practices to enhance real estate strategy alignment with organizational goals.
•  Develop and nurture relationships with stakeholders, business owners, landlords, asset managers, and suppliers to support real estate initiatives.
•  Lead real estate due diligence and integration activities for mergers and acquisitions, ensuring alignment with corporate development and facilities operations.
•  Manage rent verification processes for the Americas, including review and approval of rental payments and sublease billings.
•  Oversee global facilities budget planning and expenditure management, including operational and capital expenses.
•  Enhance departmental controls to ensure compliance and support auditing processes.
•  Support OpenText's global workplace strategy, brand, and image through strategic real estate initiatives.


WHAT YOU NEED TO SUCCEED
•  8+ years of experience in a corporate real estate management role.
•  MBA or master’s level degree preferred, relevant to the role.

•  Proven ability to solve problems independently and drive tasks forward.
•  Strong commercial leasing negotiations and contract management skills.
•  Excellent financial and analytical skills.
•  Exceptional oral and written communication skills, proficiency in Microsoft Office Suite.
•  Experience in team management, including interviewing and hiring.
•  Exceptional relationship building and client management skills.
•  Collaborative, consultative style with a strong customer service mentality.
•  Strong leadership skills with the ability to mentor, coach, and motivate a diverse team.
•  Ability to manage multiple tasks, exercise sound judgment, and prioritize effectively.
•  Outcome-oriented with a commitment to quality work.
