Senior Real Estate Programs Manager

 

As part of the Workplace Services organization, reporting to the Director, Real Estate Programs, you are responsible for all real estate transactional activity within EMEA and APJ regions, including sourcing and reviewing new locations, conducting financial feasibility, analyzing site plans, reviewing, managing, and negotiating new leases, lease renewals, subleases, assignments, and lease disposals.  


You will collaborate cross functionally with internal teams including Facilities Operations, Global Security, IT, Procurement, HR as well as Legal, Finance, and external partners including landlords, developers, brokers and advisers to lead and complete real estate strategy development for your regions.
The candidate will be called upon to interact with senior individuals in all functions and must have the business acumen and communication skills to be successful in this environment.

 

You are great at:

  • Lease life cycle management for EMEA and APJ regions including critical dates management, negotiations of commercial terms, securing internal approvals and ensuring lease documentation is finalized in due course
  • Collect relevant market data and real estate costs, analyze property options with help from brokers and other third-party suppliers. Maintain reasonable knowledge and stay up to date with latest industry and market trends and best OT practices, as they relate to EMEA & APJ
  • Prepare thorough and sound recommendations, summarizing transaction terms for requisite approvals in accordance with company A&A Policy
  • Provide support with various real estate deliverables such as financial summaries and analyses, review and interpretation of key lease provisions and other relevant data, etc.
  • Assist with annual budgets preparation by forecasting requirements and analyzing variances, data, and trends
  • Track cost savings and report periodically on financials for EMEA and APJ  
  • Provide support as required with presentations, ad-hoc reporting, M&A and other strategic projects/ tasks on an as-needed basis
  • Responsible for coordinating post-acquisition integration planning activities, including lease disposition activities

 

What it takes:

  • A bachelor’s degree or master’s in business is preferred. Formal education may be supplemented by direct working experience and knowledge
  • A good level of experience in a corporate real estate environment
  • Strong communication and negotiations skills; solid understanding of office leases and commonly used clauses
  • Experience with international leases required
  • Good financial analysis, planning, and reporting skills 
  • Ability to plan, collaborate, compromise, and meet deadlines
  • Organized planner with ability to manage time and priorities effectively. Ability to work flexible hours is an advantage  
  • Excellent skills in MS office: Outlook, Word, Excel, PowerPoint
  • Excellent written and verbal English language skills, other language skills would be beneficial
